DETAILED DESCRIPTION:
THE PRICE: The price has already been adjusted downwards, in keeping with present world-wide economic conditions.

THE PROPERTY: Encompassing 2,5 Hectares (25,000 m2) is situated in the north-eastern part of Cáceres province, in the lovely Valley of la Vera, in a secluded spot in the foothills of the Sierra de Gredos, protected from the North by this East-West mountain range.
Located some 1,6 kms from the village of Torremenga, along a hard-surfaced quiet country lane which ends at the finca's well-kept 200 meters own entrance drive, the finca is planted, along 'bancales' or terraces, with fig- and olive trees, cultivated vines, plus a number of different fruit trees and stands of robles = oakwood.
Above the house, which stands well away from any public view, there is a lovely meadow further uphill. The meadow is not immediately visible due to the gently uphill sloping terrain, with on it some age-old, well-kept olive trees, the meadow sheltered on its three sides by stands of oakwood.
The location of the house and its terrain guarantee absolute privacy, giving the whole a near-magical quality and ambiance. The 100 kms+ views are far-reaching, wholly unimpeded and spectacular towards the East, South and West, showing the Torremenga Lake in the near distance, the mountains and hills of the Monfragüe National Park beyond and in the distance, even the Sierra of Las Villuercas.
The northern part of the finca, its back so to speak, is protected from Northern winds by the mountains of the Sierra de Gredos.
THE TERRAIN: Traditional stone-walled terraces (called 'bancales'), all walls in excellent state, with here and there small series of well-placed stone slabs sticking out from the walls, providing easy steps up and down the terraces all along the finca.
ITS TREES: 140 fig trees, 126 olives, 60 vines, various fruit trees such as apples, lemons and pears. Further stands of 'robles' = oaks, here and there on the terrain.

THE HOUSE:
Measuring 80m2 with living room, kitchen-dining area with all conveniences including ample worksurfaces and storage cabinets, 2 double bedrooms, full-sized bathroom, and a lovely shaded porch with views over most of the finca + surroundings.
Of new construction, yet in the very best traditional style, with first-class carpentry of well-seasoned chestnut wood, all walls finished to a very high standard, with beautiful rounded edges. Very well insulated and with double glazing throughout.
Hot water is provided to the kitchen and bathroom, and a modern woodstove provides for pleasant living year-round.
It should be noted that the Valley of La Vera, known for its veritable cornucopia of fruit grown here, enjoys an especially mild micro-climate in winter and summer.
THE TOOLSHED:
This was the only excisting structure on the finca, constructed of the area's typical stonework. It was completely rebuilt and houses, apart from tools and storage of the finca's bounty, also the photovoltaïcs control panels and storage batteries, for providing ample electricity to the house.
A separate space houses the modern HONDA generator, which kicks in automatically on a very incidental basis, to supplement the solar energy electrical plant when needed.
UTILITIES: The finca is wholly self-sufficient.
Electricity: a 2600 Watts modern photovoltaïcs plant, of ample size to provide all needs for the house, and to run the borehole pump for water to the house, backed up by the modern HONDA generator.
Water: The borehole produces 4 - 5,000 litres/day. Water is pumped from the borehole to a storage tank placed higher-up on the finca, supplying all outlets with sufficient pressure through gravity.
Wells: There are two large traditional artesian wells on the property, providing for all irrigation needs.
Waste water: An modern autonomous system: Plastepur TR-Lentz, of 2,000 litres capacity has been installed.
Telephone: Excellent mobile coverage exists throughout the finca.
Internet : Internet access can be provided via mobile connection at present. In future, landline telephones shall be installed in the area.
LEGAL DOCUMENTS:
The public Title Deed in the name of the owners has been registered with the Property Registry in Jarandilla de la Vera, dated April 17th, 2006.
The borehole well is fully authorized by the Tagus Hydrographic Confederation, with incription 7851, dated June 1st, 2007.
ADDITIONAL INFORMATION:
The finca, situated 1,6 kilometres from the small village of Torremenga, is a total of 4 kilometres distance from the market town of Jaraïz de la Vera, the principal town of the Valley of La Vera. Here there are located the region's main Health Centre, banks, main post-office, supermarkets, a wide variety of shops and stores, petrol stations, restaurants, including a cinema and videoshop.
In Torremenga village itself, with some basic shopping facilities as well, fast internet access is provided in the village's library.
The finca is presently run with special attention to the environment, to fully protect its bio-diversity and its incredibly rich existing flora and fauna.
No herbicides are used, and only a bare minimum of biodegradable pesticides are used in a very controlled manner on fruit-bearing trees.
